I managed commercial construction projects for many years, have built and remodeled several properties, and never once have I encountered any of these scams. The tone of this article is deeply troubling. The author seems to be saying that ALL painting contractors are inherently dishonest, and that has not been my experience. The underlying advice here is sound: get it all in writing and cover as many contingencies as possible--so pointing out potential pitfalls like coat coverage is helpful. But do that in the spirit of clear communication of expectations, not with the expectation that the person you are hiring will try to cheat you at every turn. Not every contractor takes outrageous advantage of change orders; not every contractor will sneak past necessary preparation and/or repairs. Contractors of all sorts get a bad rap as it is; reinforcing a stereotype with articles written from this point of view just seems unproductive.

"There's wisdom in a multitude of counsel" {Bible Book of Wisdom/Proverbs} I thank you all I learned so much here not only painting but contracting in general. After all this I realize how blessed my ignorance not taken advantage of by Greater Philadelphia area motivated young skilled pride-in-work honest hardworking + seasoned older employee of Scott Gribling Painting of Lansdale PA. I'm proud I had the idea that Tom Parkinson here taught me the phrase & affirmed paying daily "progress draws" & purchase receipts instead of advance deposit in case something happens to contractor, and as Tom teaches the natural effectiveness of receiving from the day's work :)

EPA's Lead Renovation, Repair and Painting Rule (RRP Rule) requires that firms performing renovation, repair, and painting projects that disturb lead-based paint in homes, child care facilities and pre-schools built before 1978 have their firm certified by EPA (or an EPA authorized state), use certified renovators who are trained by EPA-approved training providers and follow lead-safe work practices.

When the homeowner is at the point of hiring a painter, they generally will have colors selected or at the very least a color in mind. I always ask for the colors before I bid a job. Dark colors, high sheen colors and specialty finishes require more labor, this drives price. If its not a color change or I'm going over a similar color I give the pricing option of one or two coats. The best advise I can give based on 25 years in the business is to put it all in writing, colors, brands of paint preferred, when the work can be done, who moves furniture and how payment will be handled. I never get up front money. BTW you most definitely get what you pay for with paint. Higher quality products results in and better looking job. Don't be a cheapskate when it comes to paint or the painting contractor. http://youtube.com/watch?feature=youtube_gdata&v=b6_WEt9k_Hw

You will want to use the highest quality exterior home paint your budget will allow for your project -- not only because it will look the nicest, but also because it will save you money in the long term by offering better coverage and durability. Better coverage means fewer coats and fewer work hours for your painter; better durability means that you won't have to spend money to paint the exterior of your home again in just a few years. How do you know how much paint you're paying for? Here's some helpful math:

While it is certainly possible to be a decent painting contractor and not own a website, the best contractors are also successful business people. They understand that today’s consumer is looking for instant information, and a website will include all the details homeowners are looking for: references, before and after photos, details of services, contact information and history of the company, owner and staff.

Unfortunately we run across a few clients each year like this.  Florida home painters would in most cases reply to a report but will leave it at the racial slur. In the last four years we've performed over 500 jobs for our clients. We have now compiled in a 13 year period over 450 clients in Lighthouse Point alone. Use spray paint to refinish your old bicycle or give any surface a new finish - glitter, mirror or just a new solid color. A fresh coat of concrete paint on a basement walls can make a huge difference. Protect your garage floors from dirt and stains with an epoxy paint. Don’t forget your bookshelves — douse them with some furniture paint to make them look new, again.
Consider purchasing supplies personally to save money. Ask the painter for a bid that separates labor and materials. Then explain that you'll purchase the materials and ask for a list of exactly what will be needed to complete the job. Caulking, for example, is an extra supply commonly used to fill any cracks or damaged areas in your walls -- and one that might be overlooked in an incomplete list.
Not many painting contractors offer color consultation services—especially for free. This bonus feature is something that you’ll only find with the best companies. If you’re unsure about what color to paint your home, a color expert can come to your home, sit down with you and discuss what style you want for the newly painted space. It’s a great service to take advantage of, even if you just want a second opinion.

With outdoor paintings, preparation can take a little longer as there is more to clean. Although the service is slightly more expensive, you may want to consider a true surface deep clean with a power wash before painting. Power washing before we paint will bring out the original beauty of the home and remove all dirt and grime for a clean surface to apply your paints.
• One room or the whole house? Applying one coat in one room is a reasonable DIY Saturday project (especially if you have help and beer). Multiply the time spent moving furniture, prepping walls and sanding old trim by the number of rooms in the house, and you might want to hire real help. It's the same outside. You can probably tackle one shady garage wall that needs a little scraping and sanding plus a coat of paint, but covering all surfaces of the house is usually best left to a pro.

If you have ornamental or colorful trees, shrubbery or floral selections around your home you should figure their colors into the color scheme selection that is made.  These landscaping attributes will have an effect on how appealing the property is as a whole throughout the year.  Homes that have a great deal of trees can make the property darker and cast shadows onto the home.  Individuals will want to avoid darker colors for these situations.

"I had tru colors paint my home office. They delivered a beautiful paint job, on time, with no issues. I have also used them in the past for having the exterior of my home painted, which was also an excellent job, delivered on time and within budget. I will be using them to have the rest of my home painted, and will most likely have trim and molding work done by them too. Highly recommended!!!"

The national average cost for an interior painter ranges between $450 and $900. Interior painters can tackle everything from complete color makeovers in each of your rooms to touching up an accent wall to painting pieces of furniture. The square footage and complexity of the project, along with the materials needed, are the main factors that will affect cost. Other factors include whether you supply the paint yourself or want the painter to do so, whether you move the furniture and do the prep work or ask them to do it, and whether any repair work is needed on the walls. Painting the ceiling and the trim will also have an effect on cost. The type of paint you choose can also raise or lower your house painting cost. A gallon of paint may range from $20 to over $100, depending on quality and brand. Ask your painter if they charge per hour or per square foot, and how much you can save by doing prep work (moving furniture, etc.) yourself.
When calculating total cost of your project, one of the most important factors to consider is the paint itself. Paint costs will be determined by the quantity of paint and primer required to complete your project, as well as the quality of the paint you choose. You can use this paint calculator to estimate how much paint you will need.. Once you have an idea what you're working with, go to your local home improvement store and compare the costs of a gallon in person. Painting professionals can also quote average prices from their years of experience working with different paint qualities. https://www.youtube.com/watch?feature=youtube_gdata&v=b6_WEt9k_Hw
More recently, professional painters are responsible for all preparation prior to painting. All scraping, sanding, wallpaper removal, caulking, drywall or wood repair, patching, stain removal, filling nail holes or any defects with plaster or putty, cleaning, taping, preparation and priming are considered to be done by the professional contracted painter.

Not only careful communication is essential, but we would greatly recommend, when you pick out your type and brand of paint that you go and pay for it, with the contractor's discount, which is given by Sherwin-Williams and most paint companies. Then you will know how much paint you purchased and the coverage. If it is possible, inspect the work of the painter daily.
As a Real Estate professional, I need honest and dependable people I can refer my clients to. Jose has helped numerous of my new homeowners and has done an amazing job taking care of them. The feedback I've had from my clients have always been positive. Most if not all have said Jose was very professional, listened to what they wanted and most importantly his prices were great. I will continue referring clients to Jose with House to Home painting. Sincerely, Denise Millán Century 21 Award
You are right on with this - why do people leave switch plates on when it's just so easy to take them off? Another thing that happened to us - we had the popcorn ceiling taken off and the ceiling painted white. When the job was done and I later went to change out all the fixtures/fans, they had left every fixture in place, so there was a large patch of popcorn and unpainted ceiling left behind - it just didn't dawn on me to specify that they take those down before scraping and painting. It was kind of a mess.
Project management is important for contracted painting jobs because it helps with communication and lowers the chance of complaints.  The fact is, contracting is the #1 source of consumer complaints in the state and project management is what triggers most calls to the State Contractor’s License Board and the Better Business Bureau. With a proper project management system in place, these complaints can be avoided and your job will be completed the right way.

As you walk through your lighted rooms (preferably day light) see if the new coat has light spots showing the precious paint. This is call "bleeding through". This means that there's only one coat of paint or the paint was diluted or the trasition of colors were from light to dark (or the other way around) and primer was not use or the painter is inexperienced.
The article was well-intended, but it makes it sound like painters are the crooks and consumers are innocent victims. That is blatantly un-true. Maybe there should be a follow-up article that educates consumers how not to be shysters by expecting a ton more than they said at the start, or not paying the balance of the job unless something else is done that was not in the contract. Tradesmen have a rough road when dealing with consumers that have short arms but long lists of by-the-way items. No, I'm not a painter...

Alamo took almost 7 hours (with a 3 hour break) and then when they came back they had no instillation (as in our proposal) for the ceiling I had repaired and found out after, that the insurance company never fixed the roof. So for the last three years wet installation removed as much as possible it was covered in plastic with no instillation. Finally....3 Years later We called Alamo Paint contractors and were pleased with the head Forman and took the proposal ( drywall, paint, new instillation, texturing, plus banister repair). Needless today what normally took a three hour job ( from our last experience), took from 9am-4pm. The banister we also had repaired by his assistant was only a 30-40 min job and that was perfectly done. The texture on the ceiling was so-so only because you can see the drywall tape under the paint. I?m having a new painter fix this so it can at least look better then drywall tape showing. Alamo are very nice, good people skills but poor workmanship considering all that happened.

While some paint contractors may request a deposit before beginning the work, well-established, successful painting professionals have sufficient operating income and can easily afford to purchase materials and make payroll. Be wary of a contractor who asks for a deposit! If he is unable to purchase materials, he’s probably unable to pay his staff, too. Every year, too many homeowners fall victim to contractors who walk off the job—and out of town—with the deposit in their pockets.
On the other hand, there are many homeowners who don’t know where to start when choosing a paint color. Do I want a safe, neutral color, or something more bright and inviting? No matter where you are on the spectrum of choosing a paint color, there are a few questions you should ask yourself that will help you choose the best color for your painting project.
to be the devils advocate i have been a building contractor 20 of the last 30 yrs. i do know that if you go to a higher sheen of paint and or darker colors then any imperfections in the walls will show up much more dramatically…therefore the painter or a good drywall finisher is needed to prepare the walls extensively. this could cause more expenses…for it takes a lot of time to prep walls (smooth walls..not textured walls) and this cost has to be absorbed.

Painting professionals might charge more or less to paint your home's exterior based on its construction material. Some materials cost more to paint than others because of their texture, the paint required to properly cover them, and whether specialized materials are required to prepare them for painting or the elements. Find more information on the various types of siding available, as well as how much it might cost to paint or prepare each.

Homeowners who are most likely to be taken in by these unscrupulous “painters” are those who are focused on cost and cost alone. With painting, like anything else in life, you typically get what you pay for. If the painting contractor you are considering cannot answer these ten questions, proceed at your own risk. If they answer all ten satisfactorily, then you know you’ve found a great great professional contractor to work with.

We painted our house with House to Home Painting and we are extremely happy with the service… We painted our house with House to Home Painting and we are extremely happy with the service provided by the owner Jose Vega.  We met Jose at our home to discuss a potential agreement to paint our home. I immediately noticed Jose's people and customer service skills while discussing the painting of our home. We obtained several quotes from other companies and Jose was able to beat all of them and was very reasonable with the price. It took a couple of samples for us to find the color we wanted. Jose was very patient and wanted to make sure we chose the color we liked. After the painting of our home, Jose went above and beyond assisting us with cosmetic details that were not necessarily his responsibility. I would definitely recommend House to Home Painting and the service provided by Jose Vega. We definitely recommend this business. Read more

The obvious trick here is for unaffiliated contractors to use the BBB, PDCA, Chamber or other organizations’ logos without being a member. Other tricks include claiming membership when that membership has expired or even make up fake organizations that sound good.  The BBB continuously goes after unscrupulous companies that attempt to trick customers into thinking they are members.  Nearly every organization has a web page these days; if you suspect something, do a little searching to find out the truth.

Because of our wet/cold weather, another painter was booked out through August as of May 7th, 2016.  Anyone even thinking about a VA loan refi should get estimates for painting and pest inspections BEFORE starting on the loan paperwork, otherwise you will have difficulty getting painting and inspections done in a timely manner (and it is my understanding this is common with VA loans.)

We're so happy we went with these guys. We have an older 1940s house that needed a LOT of prep work. There were bad patch jobs, peeling water based paint over oil paint and old cracking oil paint. Suffice to say it needed some major TLC. I must have met with a dozen companies. Some quoted 8-12k (for a 1000 sq ft house), others could do it for a reasonable price but with no guarantee on the work and said it wouldn't look that great. Jose came to the house and had a clear plan on what to do to make it look the best and keep the price reasonable. Here's why we'd recommend them to anyone. - His foreman Rene was lead on the project and did an amazing job. Overall paint & prep guru with strong attention to detail. - They use the best paint (Dunn Edwards) and it's included in the price. - They have a long guarantee on their work. - They're friendly, trustworthy and flexible. For example, we went a little too bold in one room, and they helped up picking a new color and repainted it for a small fee. They did the job back in Jan and I'm consistently looking at the walls still admiring how good they look. My friends have had painting horror stories, and I'm thankful we went with these guys.
I had florida home painters paint my tri level. Joe is a nice guy and owner who quoted the job. He was very helpful and gave us a paint sample book to choose from. He help to suggest colors for the patio floors which was a nice compliment to the color of the house. His crew was fast and clean during the painting process. They used quality sherwin Williams paint the whole experience was great i would recommend checking them out for a quote
When painting the trim, you don’t have to be neat. Just concentrate on getting a smooth finish on the wood. Don’t worry if the trim paint gets onto the walls. You’ll cover it later when painting the walls. Once the trim is completely painted and dry (at least 24 hours), tape it off (using an “easy release” painter’s tape), then paint the ceiling, then the walls.
When selecting a color scheme for the home’s exterior homeowners can choose color options that will correct flaws that they may feel exist with their home and property.  Some examples include utilizing two shades of a single color to make a home appear appropriately sized when the home may be too large or too tall.  To accomplish this effect individuals will want to place the darker tone on the upper level of the home’s exterior.  Smaller windows can appear more proportionately sized by trimming them in a lighter tone of paint.  Darker colors make a space or feature appear smaller.  The same effect can be obtained for homes positioned further away from a curb.  By using lighter tones the home will not feel camouflaged.

When it comes to home maintenance, exterior painting is one task that is best left to a professional. Painting contractors have the experience and the manpower to do the job properly and efficiently. They can also recommend the best type of paint for the project, taking climate and building material into consideration. While you may be tempted to save money and turn this into a do-it-yourself project, your safety is important—professionals will have the special equipment needed to get up high and, more importantly, their own insurance, shielding you from liability. But there is a con: working with the wrong contractor. Be sure your contractor is insured, has a good reputation, and offers the best cost estimate to ensure you get the job done without any headaches. We asked Benjamin Moore’s Craig Bunting and Farrow & Ball’s Josephine Rance for tips on finding the right painting professional—so you can sit back and enjoy the finished product.
