This is an unsolicited recommendation for Florida Home Painters who have twice painted our home, which is less than 5,000 square feet under air conditioning in Lighthouse Point with a 180-foot dock. Joe has painted the outside house, trim, painted the two concrete walls, painted the sea wall cap, stained the dock and replaced planks, along with painting the inside walls, ceilings and trim. Joe has an excellent eye to match paint and makes suggestions with the ability to explain his recommendations and he can repair problems so a separate crew or repairperson is not needed for every little item that might be wrong around the home and property. I tend to be perfectionistic and detailed and Joe has the adaptability to deal with me and my wife along with my hours of work. In the past, I trusted no one to paint our house so I did all the painting. I trust Joe and his careful crew, and he is always willing to try an idea I have come up with - which is typically a mistake of mine - which he easily corrects. Joe is always available, shows up frequently, and is always involved directly or indirectly with repairs. It is a pleasure to deal with an English-speaking American who is obviously never intoxicated or high on drugs. I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. We're so happy we went with these guys. We have an older 1940s house that needed a LOT of prep work. There were bad patch jobs, peeling water based paint over oil paint and old cracking oil paint. Suffice to say it needed some major TLC. I must have met with a dozen companies. Some quoted 8-12k (for a 1000 sq ft house), others could do it for a reasonable price but with no guarantee on the work and said it wouldn't look that great.

The quality of materials used on your project will impact how it looks and how long it lasts. There is a huge difference in quality among coatings like paints and stains. There are also many specialized coatings that should be used for specific applications. Differences in the costs of a $9 gallon of paint versus a $50 gallon of paint represent real differences in the ingredients, with higher-priced paint having more expensive ingredients that look better and last longer, such as resins, binders and even titanium.
Minor repair and maintenance activities that disturb 6 square feet or less of paint per room inside, or 20 square feet or less on the exterior of a home or building. Next, undercut the trim to create a gap (Photo 3). When you’re done, scrape any dirt or gunk out of the gap with a putty knife and blow out the dust using a vacuum or air compressor. To avoid staining the concrete, run at least three layers of masking tape under the wood. Apply repellent to all bare wood (Photo 4) including the underside (Photo 5). Bend a putty knife in a vise to make a handy tool for reaching into tight areas. Remove the tape right after application.

Not all people live where they can hire a painting contractor, like you describe. People who live in small towns can only hire painters who have a very small business, and do two or three paint jobs per week. In this case, you do have to be very careful, when you hire a painter, as we have several, in our area, who are out to make a fast buck anyway they can.
Once you’ve narrowed down the results to three to five choices, reach out to all of them to get a quote. Make sure you have all the details for the project, such as house size or any additional services you plan on asking for. This will give you a good sense of whether someone is over-charging you or what to expect as a general price range for the project.
