I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.

I have a Home Improvement/Painting business, and Angie's List always advertises that that everyone is out to get them. Of course there are people who try to take advantage of homeowners My reputation and repeat business is based on word of mouth. Shoddy work is always a way to get put out of business quick. As far as strictly painting, preparation is a big factor in getting a quality paint job. If you don't prepare the surfaces you are painting you are spinning your wheels, and wasting money, no matter what paint you use. Getting a deposit from a customer is beneficial, but not always necessary. Sometimes it is a godsend, when you get stuck by the customer, which has happened to me more than once
Good contracts include descriptions of prep work and repairs; paint specs by brand name, type, color and product number; the number of coats; and a full description of the work, including frequently omitted items such as cabinet interiors and shutters. Minimize delays by specifying that, weather permitting, work will be continuous. Get a payment schedule that minimizes the down payment — the more payment you can withhold until the end, the more leverage you'll have to get the job done well and per your specifications. Insist that contractors provide proof that they carry both general liability and workers' compensation coverage.

When I had my interior painting done, after clearing out all of the furniture, myself, I also removed all of the wall plates in all the rooms to be painted. They were a beige color and probably yellowed. The wall was originally an off white and I had it painted a light-mid grey, so those wall plates would look terrible. After pricing replacement plates, switches and outlets (Would have been way too expensive to replace all of them), I decided to just paint all of the wall plates, switches and outlets (Used just a black gloss spray paint). I sprayed the plates outside and used a small brush on the switches and outlets. It worked out just fine and the blacks plates, etc compliment the wall color. It has been 7 years and the plates, switches, outlets are holding up well.
I agree with you Richard, as a painting contractor for very many years, people are always looking to get more and more out of you. I had to give an estimate to a lady a few weeks ago who had more stuff around her home than a thrift store including heavy furniture, stuff all over the floor and junk everywhere. I knew if I accepted the job id be a furniture mover and cleaner. I also agree this article makes it seem like the contractor is out to rip off the customers. I'm an architect and my firm routinely specifies interior finishes for projects so I thought I'd contribute a professional's perspective on the issue of how many coats of paint are deemed "acceptable". The fact of the matter is the average consumer usually isn't a paint expert and can't be expected to know about all the factors that impact coverage. That knowledge is considered "means and methods" and in a court of law, the responsibility lies with the painter or general contractor, not the consumer. What the consumer should be concerned about is the final result-does it look good and is it what you expected? The simplest way to communicate this to your painter is to stipule in your written agreement that the number of coats will be "as required to cover". That way all the guess work about what kind of primer, how many coats, how color affects the scope of work, etc., is removed from the consumer's responsibility and resides where it belongs-with the professional. In the contract that's why retention is always a good idea-typically 10% is withheld from payment until the job is completed to the satisfaction of the customer. Of course in return you as the customer have to be reasonable about what constitutes a completed job. Just my $.02.

The house flipper/contractor that I worked for billed clients $35 per hour for painting, and paid his best painters perhaps half of that, so there is room for some profit there. This company painted my house about one year ago. We have paint peeling off the exterior of the house now. We have left many messages for him to come out and fix the problem, he gave us a warranty incase this type of thing happened. We bought the best paint and primer the problem was in the prep work, that's why its peeling off of the house. Basically 3500 bucks down the tube be aware his warranty is worthless...

This article is outdated. Deep based colors were an increase in price back in the 90's. Most stores have a standard price for all colors now. The problems the author are citing are outdated and rarely happen. First off all clients want a "deal" As a painting contractor for 38 years I can tell you that residential-commercial-industrial clients (and their needs are all diffrent. It seems this discussion mostly concerns residential repaints,so here goes--first off ALWAYS get a personal referance from a friend or co-worker. Always get an itemized contract that specifies the prep,color, number of coats, and specifics on payment. Remember you want to set up a relationship with the painting contractor of your choice. Bond, license and insurance are required to get a contractors license and are readily available online at your state Labor and Industries website. Second-- find someone you trust. He or his crew will probably be left alone in your home for most of the time. I always tell my clients that I wont bring someone to their home I wouldnt have in mine. Third--$$ Dont ever pay up front always insist on progress draws if the project is 2 or 3 phases remember If a contractor wants $3000 to do the job and you give him half up front he will be working for $1500. It WILL affect the quality of the product. In 38 years of business I have never taken a deposit and have never not been paid in full remember do what you said you would do for exactly what you said it would cost and there will be no problems with getting paid. one last reminder to clients you are also being evaluated when you interview a contractor. He is sizing you up as well. If he thinks you are a bit sketchy the the price will go up or he wont take the job at all. Never, never hire "Hanks painting" , he is a scam. He charged me 1800 for an 800 sqft house, with the agreement of painting the gutters. He not only didn't paint the gutters, the paint of the walls and front door is pealing off. He did not sand the door and the wall color is washing off. Some proposals simply say to paint the walls and ceiling and never specify the number of coats to be applied. If the colors are similar enough, it's possible to get away with one coat of paint and not discount your pricing. No matter how hard you try, tiny, pin-sized air holes will pop exposing the original walls. This may not bother you if you can't notice it, but principally speaking you should have paid your painter less for the work.
I used to work at Sherwin Williams. The best thing to do is specify that you will purchase your own paint. If the painter objects strenuously, he was plaanning on making money in the ways this article outlines. You are right on with this - why do people leave switch plates on when it's just so easy to take them off? Another thing that happened to us - we had the popcorn ceiling taken off and the ceiling painted white. When the job was done and I later went to change out all the fixtures/fans, they had left every fixture in place, so there was a large patch of popcorn and unpainted ceiling left behind - it just didn't dawn on me to specify that they take those down before scraping and painting. It was kind of a mess.
