With painting, like anything else in life, you typically get what you pay for. If the painting contractor you are considering cannot answer these ten questions, proceed at your own risk. Painting professionals might charge more or less to paint your home's exterior based on its construction material. Some materials cost more to paint than others because of their texture, the paint required to properly cover them, and whether specialized materials are required to prepare them for painting or the elements. Find more information on the various types of siding available, as well as how much it might cost to paint or prepare each.
• One room or the whole house? Applying one coat in one room is a reasonable DIY Saturday project (especially if you have help and beer). Multiply the time spent moving furniture, prepping walls and sanding old trim by the number of rooms in the house, and you might want to hire real help. It's the same outside. You can probably tackle one shady garage wall that needs a little scraping and sanding plus a coat of paint, but covering all surfaces of the house is usually best left to a pro.
Interview your contractor. Before you choose a contractor, get three bids for comparison and ask the right questions. Bunting says you need to know the following: Do they have proper licenses, insurance, and bonding? Do they subcontract the work out? Do they offer written guarantees of their work? “Recommendations from friends and family are always a good measure,” adds Rance. “And ask for references from previous customers.”

When calculating total cost of your project, one of the most important factors to consider is the paint itself. Paint costs will be determined by the quantity of paint and primer required to complete your project, as well as the quality of the paint you choose. You can use this paint calculator to estimate how much paint you will need.. Once you have an idea what you're working with, go to your local home improvement store and compare the costs of a gallon in person. Painting professionals can also quote average prices from their years of experience working with different paint qualities.

Homeowners with wood siding have the option of staining or painting siding that has been worn down by the elements -- especially if they need to increase its defenses against the sun or extreme humidity. Holes, missing pieces or other problems will increase the overall cost of the painting project. You can expect to pay between $700 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.) to paint wood siding, but this project will also help to protect the home's exterior from more extensive repairs down the road.

house Painting Outside Colors

Another factor to consider is the height and features of your home. An example would be a house completely trimmed in Cement Fiber, which does chalk if you do not purchase the correct paint and apply enough of it. Some houses in Coastal Areas are already on 15+ft Stilts (off ground) and then another 20ft high at times. This requires rental equipment and careful cost estimation based on the difficulty of the overall project, The best advice that I can give is to get several estimates in your area and make a decision a couple of weeks afterwards. You will "weed out" per se the individuals that do not have the patience to finish a project that was started-as well as those who haggle you for payment (sometimes daily) before project is completed. I have heard some wild stories from a lot of Homeowners. Common sense and your intuition will make you aware of anyone that you should not hire.
If you are going to hire a contractor (professional painter) give a room by room punch list of the fixing of holes small or big, have it identified for the painter to tell you if you need a drywall finisher or if he does this type of work good. Wall repairs can be 3-5 steps to do repairs ( one per day for good drying of patching material and a good sanding) this is what gives you a good paint job only using high quality paint.

Removing and installing wallpaper can be a tricky task. The crew at CertaPro Painters® is skilled in removing wallpaper and will make this time-consuming task, hassle-free for you. We will work with you to help you choose a wallcoverings style that’s perfect for your home, and then apply it to your walls. All you’ll have to do is enjoy the final look.

This is a fresh viewpoint and it gave me so much I am no longer looking for a painter's contracting manual. We painted our house with House to Home Painting and we are extremely happy with the service provided by the owner Jose Vega.  We met Jose at our home to discuss a potential agreement to paint our home. I immediately noticed Jose's people and customer service skills while discussing the painting of our home. We obtained several quotes from other companies and Jose was able to beat all of them and was very reasonable with the price. It took a couple of samples for us to find the color we wanted. Jose was very patient and wanted to make sure we chose the color we liked. After the painting of our home, Jose went above and beyond assisting us with cosmetic details that were not necessarily his responsibility. I would definitely recommend House to Home Painting and the service provided by Jose Vega. We definitely recommend this business.

Stacee, I agree with you completely, from adding water to latex paint to taking whites from job to job. This article makes all painters look like scam artists. You get what you pay for people! There is no denying that there are scammers out there but in my experience, most painters are under paid any ways so if you want a good paint job, you are going to pay for it. If you just want a new color on your walls real quick, and that is what you pay for then that's what you pay for people. Most painters get the crap end of the stick and are left with making an entire house look good when it took a lot more than a painter to build the house in the first place. Good painters do not get enough credit. They are not all scammers who are cutting corners!

Second coats on similar colors are almost never recogicnized as being needed until the coat is applied and has dried. ONLY THEN WILL YOU SEE WHETHER IT NEEDS A SECOND COAT or not. Yes, painters can use a cheaper paint then what you paid for. That is solved by getting your own which, I would charge extra for because I will always have to go get more, or add second coat because home owner tried to skimp on paint, or they got the wrong color etc...

Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. Latex paint is the more durable option for very sun-drenched and relatively dry climate areas. Latex paint with high vinyl content should be avoided, however. Acrylic resin is by far the more durable binder for outdoor latex paint.
As an owners rep and former estimator for a gc i do expect to pay a reasonable deposit say 10 percent and then weekly progress payments. I am asking the painter to book his time and to do the work on my schedule. Most painting companies are not huge operations they will pay their staff weekly. For most repaints i ask for one tinted primer coat and one finish coat for 100 percent coverage. New work gets one tinted primer and two finish coats for 100 percent coverage. The cost of the paint is not really that different for colors or finish. Brands like european fine paint and C2 are more expensive than Ben Moore and sometimes more difficult to roll based on their consistency. Some home depot brands are as expensive as the Ben Moore and of equal quality others aren't. Red paints are notorious for number of coats required and special priming requirements.
This guy Joe told me he was an expert at refinishing wood doors so I hired him but he wanted to paint the whole house to make it worth it. He then sent two Hispanics. Only one of whom spoke English . They painted the house left a huge mess then painted my mahogany doors with primer. The next day they painted them brown thus ruining about 5000 dollars in doors .I was at work in the four hours it took them to ruin my doors. Never leave anyone alone without watching. That was my mistake. The owner Joe refused to fix them and was such a crazed person shaking and starting to cry so I paid him 4000 dollars to go away. A week later that ugly brown paint bubbled up. Again I texted him the pictures and asked him to fix them. He refused . I plan on taking them to small claims court. He is not what he says he is. He actually didn't touch my house he has no idea how to refinish wood doors. Please come by and see my awful paint job at 615 SE 26th Ave. Ft. Lauderdale ,Fl 33301 Observe closely the brown paint over white primer showing through. So embarrassing.
Refresh the interior of your home: If you’re feeling like the interior of your house could use a change, try painting a few of the rooms a new color. Over time, paint can start to wear and become faded. Brighten up the rooms in your home by  painting them a new color, or even just doing a new coat of the same color. You’ll be amazed at how refreshed the space looks. https://www.youtube.com/watch?feature=youtu.be&v=b6_WEt9k_Hw
While it is certainly possible to be a decent painting contractor and not own a website, the best contractors are also successful business people. They understand that today’s consumer is looking for instant information, and a website will include all the details homeowners are looking for: references, before and after photos, details of services, contact information and history of the company, owner and staff.

Federal law requires all renovation, repair, and painting firms (including sole proprietorships) working in housing, or facilities where children are routinely present, built before 1978, to be certified. Firm certification is a key requirement to ensure the training of individuals and the use of lead-safe work practices.  Firms must apply to EPA for certification to perform renovations or dust sampling. To apply, a firm must submit a completed application and fee to EPA online.  http://m.www.youtube.com/watch?feature=player_embedded&v=b6_WEt9k_Hw
First off all clients want a "deal" As a painting contractor for 38 years I can tell you that residential-commercial-industrial clients (and their needs are all diffrent. It seems this discussion mostly concerns residential repaints,so here goes--first off ALWAYS get a personal referance from a friend or co-worker. Always get an itemized contract that specifies the prep, color, number of coats, and specifics on payment. Remember you want to set up a relationship with the painting contractor of your choice. Bond, license and insurance are required to get a contractors license and are readily available online at your state Labor and Industries website. Second-- find someone you trust. He or his crew will probably be left alone in your home for most of the time. I always tell my clients that I wont bring someone to their home I wouldnt have in mine. Third--$$ Dont ever pay up front always insist on progress draws if the project is 2 or 3 phases remember If a contractor wants $3000 to do the job and you give him half up front he will be working for $1500. It WILL affect the quality of the product. In 38 years of business I have never taken a deposit and have never not been paid in full remember do what you said you would do for exactly what you said it would cost and there will be no problems with getting paid. one last reminder to clients you are also being evaluated when you interview a contractor. He is sizing you up as well. If he thinks you are a bit sketchy the the price will go up or he wont take the job at all. I have turned down some jobs that looked very profitable on the surface that turned out not to be so.(word gets around fast in the small painting community) Good Luck to clients and contractors

I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable.
Look for signs of a good contractor.Product knowledge and clear communication are the signs of a good contractor. “Look for a pro who recommends high-quality paints,” says Rance. “They should prioritize finish and durability over speed of application for a long-lasting paint job.” And, notes Bunting, a good contractor will respond to you in a timely manner.

we only use the best interior paint which goes further as far as pricing a repaint we charge 2.00 a square foot floor space for walls ceilings and trim .on new construction using the best paint 3.90 per foot floor space that is with 3 coats on all surfaces but as being a professional for 45 years i recommend use a professional so that your paint will last longer and you wont have to pay to have it done more often i do free consulting in these areas i am more than happy to assist you with your projects 864-506-6666 just always remember good paint last longer and use a washable paint your home is your most valueable investment take care of it
Even if you think you'll probably do the job yourself, it's good preparation to seek estimates from professional home painters, whether your painting the exterior or interior of your home. Then you'll have a financial point of comparison and you may benefit from what a home painting contractor has to say about the condition of your home, color choices and types of paint available. Let the painter make his pitch for a professional job before you decide what to do. You can still opt to do it yourself while having learned something worthwhile.
Lighting can make a big difference in how your room looks. Lots of lighting, whether natural or artificial, is more likely to bring out the true color on the walls. On the other hand, a room with limited lighting could make a color appear darker than you wanted it to be. Make sure to account for the room’s lighting when you choose a color, and adjust your color choice if necessary.
Nothing is more frustrating that not being on the same page as your professional. During your in-home meeting, clarify your expectations of the job and have the painter set appropriate expectations on his or her end as well. If you want the painter to show up at an exact time every day, or if you need them to leave at a certain time, see how your schedule might impact the completion time. Additionally, ask the painter about their expectations for the job like requiring a staging area for supplies, needing to use the driveway, or having access to running water. Don't forget to ask about the clean up and disposal expectations and find out if they need access to your garbage receptacle or if they plan on leaving extra paint with you.
