State your expectations. The number of coats a painter applies isn’t the only factor in determining the quality—and price—of the project. Preparation is also key. If you want a surface that’s free of unevenness from past paint jobs, tell the contractors—and be prepared to pay extra. But if you can live with some imperfections, agree on what level of prep is acceptable and what isn’t.
Stucco is a specialized material that requires extensive preparation work (cleaning, caulking, filling in cracks, etc.). Recently I had the outside of my home painted. The contractor wrote a good contract, but I failed to realize that some things were not in it. It reminds me of the car dealer who offered a good price on a new car but failed to mention that it did not include tires. My contractor failed to specify that lattice under a porch was included. So the painters did not paint it. To his credit, he did instruct them to paint it when I brought it to his attention. Not only do I agree with what you are saying; but, I will not use Angie's List for referrals again. Their "A" rated painter did some of the exact things they are now warning against; however, they are still rated "A". I sent in a review and it took eight weeks to post it. Next, undercut the trim to create a gap (Photo 3). When you’re done, scrape any dirt or gunk out of the gap with a putty knife and blow out the dust using a vacuum or air compressor.
