I started my young life as a yacht painter in my grandfather's boat shop at 12 and have been painting and house building all my life. We built boats of wood because we had nothing better, we built homes of wood because we had nothing better. I grew up putting wood siding (cedar, redwood) on houses, it was the best we had. Now I tell people use cement siding, paint it once every thirty years if it needs it or not.

I've seen this article sent out 4 times now. It's out dated in terms of today's "Scams." Paint stores haven't charged more money for deeper paint colors in over 15 years. Also Water downed paint? Seriously? That would never happen in the real world. And Wall repair? what painter would ever not assume wall repair as included? This article is a waste of time and should be taken down or edited to reflect actual scams of todays times.

I've seen this done many years ago by a guy who did all sorts of jobs where I lived. My dad caught him painting his boss's roof and he was watering down the paint. We've had a hard time trying to get a painter for our house. We've had a guy that had been remmended by a neighbor and he hasn't showed up to paint for 2 weeks. I want to call him and my husband says no. I'm 69 years old and I'm about ready to go and paint our 2 porches, I've painted all my life and all the inside of our home. Maybe that's the way it should be with everyone that can paint pretty good. https://www.youtube.com/watch?v=b6_WEt9k_Hw
The other difficult part is getting a painting contractor to show up. While this generalization does not apply to every painter, personally I am extremely grateful if I can get a paint contractor to show up to look at the house and to later produce a written estimate. I hardly fault the painting contractors, because I think it is a combination of the contractors being smaller operations along with a high demand for their work. https://m.youtu.be/b6_WEt9k_Hw

However, factors such as number of stories and ease of access can also affect the overall price. Homeowners report that the average cost to paint a house nationally is $2,581 and most pay between $1,714 and $3,682.

Let’s face it, homes need an extra coat of paint after remodeling. For example, after dry wall repair and retexturing, your wall will be the same white color as the drywall compound. This may contrast with the rest of the wall or space. In addition to covering these repairs, paint also protects completed repair work and highlights improvements. Think of paint as a seal, working to add longevity to repair work while also brightening your home.

As a Real Estate professional, I need honest and dependable people I can refer my clients to. Jose has helped numerous of my new homeowners and has done an amazing job taking care of them. You've got me very afraid now, I've been taken in a couple of times since I moved here. They take advantage of me because I am a single woman, not exaggerating! From gardeners to inside work. Wouldn't have house painted but I know my HOA will be after me soon, garage door is peeling and stucco needs repair. Got the $1500.00 deal, but paying more for extra work they say I need.
EPA's Lead Renovation, Repair and Painting Rule (RRP Rule) requires that firms performing renovation, repair, and painting projects that disturb lead-based paint in homes, child care facilities and pre-schools built before 1978 have their firm certified by EPA (or an EPA authorized state), use certified renovators who are trained by EPA-approved training providers and follow lead-safe work practices.
Not many painting contractors offer color consultation services—especially for free. This bonus feature is something that you’ll only find with the best companies. If you’re unsure about what color to paint your home, a color expert can come to your home, sit down with you and discuss what style you want for the newly painted space. It’s a great service to take advantage of, even if you just want a second opinion. https://www.youtube.com/v/b6_WEt9k_Hw?version=3
Clean up interior walls and trim of smudges, nicks and dings: When you’re used to all the little dings and scratches that have appeared on your walls over the years, it’s easy to overlook the small damages and forget they’re even there. But when you’re looking for an easy way to update your house, this is one of the simplest things you can do. A new coat of paint can cover up those marks and quickly give your home a facelift.

Pressure washing, scraping, stripping, sanding–it’s dirty, hard work. In fact, greater than fifty percent of the time spent working on a home’s exterior finish should be devoted to surface preparation. This kind of preparation is particularly important here in New England where we experience such a wide range of weather. Historic homes (100-400 years old) are especially vulnerable because their thicker layers of paint become impermeable and too brittle to flex with seasonal changes of humidity and temperature. http://m.www.youtube.com/embed/b6_WEt9k_Hw

Specialty painting by the hour costs between $40 to $50 on average. Paint might range between $75 to $90, costing an additional $40 to $50 per hour. The painter's skill and experience are also determining factors in the cost of specialty painting. While a freelance artist might charge $25 to $30 an hour, a very skilled professional might charge $80 or more. Some painters might also charge $60 or more for a consultation. Trompe l'oeils, in particular, will run on the expensive end of the price spectrum. Return to Top

Back to the article. You can add water to all latex based paints / thinner to oil based paint. The tinting base has absolutely nothing to do with it. Say you are working outside and throughout the day you have to add a little water to keep the same consistency. If somebody really tried to add 20% to 50% water they no longer would be painting they'd be performing a whitewash or pickle finish.
In my opinion the information on this page should be modified as for the pricing for my area is not correct and the information here could damage the expectations of my or another painting companies pricing. There are too many situations that there is not a way to specify cost prior to seeing the actual house and that information needs to be in big print on this page.

On the exterior of your home, a professional paint job translates to beauty and elegance, but it also does much more; paint is a barrier against the elements that attack the integrity of your house.  Since 1987, we’ve been beautifying, enhancing, and restoring some of the finest homes in the Greater Los Angeles Areas.  Our experience, knowledgeable, and commitment to excellence make us the brightest choice for your exterior painting needs!
Matching old paints can be a headache if your preferred paint color is no longer in production or you cannot remember the name or brand for your wall’s original paint. In these cases, it is best to select a tone within the same color family from a reputable production company. Selecting newer paint also ensures you’ll be using a higher quality paint that’s nontoxic and longer lasting. https://m.youtube.com/v/b6_WEt9k_Hw
Maybe you've just moved into a new home, and you haven't got around to buying brushes and rollers yet. Perhaps you're worried that your brush-skills aren't that good, and you won't achieve that professional-looking finish that you’re really going for. Handy professionals will turn up with everything they need to get the job done, from ladders and brushes, to rollers and tarps. You just have to provide the interior paint and primer!
Contractors apply several layers of paint to achieve a suitable finish. They leave the first coat to dry for the recommended time and apply one or more finishing coats. They might choose paints with special qualities for different types of room. Manufacturers have developed paints for bathrooms or kitchens that have good resistance to moisture for example. When they have completed painting, they clear away any equipment and restore the area to its original condition.

The obvious trick here is for unaffiliated contractors to use the BBB, PDCA, Chamber or other organizations’ logos without being a member. Other tricks include claiming membership when that membership has expired or even make up fake organizations that sound good.  The BBB continuously goes after unscrupulous companies that attempt to trick customers into thinking they are members.  Nearly every organization has a web page these days; if you suspect something, do a little searching to find out the truth.

Before we start work, we will provide you with a color consultation with Sue Shores, one of the best designers in Kansas City. By inspecting for damage to your house, we ensure your peace of mind.

When I had my interior painting done, after clearing out all of the furniture, myself, I also removed all of the wall plates in all the rooms to be painted. They were a beige color and probably yellowed. The wall was originally an off white and I had it painted a light-mid grey, so those wall plates would look terrible. After pricing replacement plates, switches and outlets (Would have been way too expensive to replace all of them), I decided to just paint all of the wall plates, switches and outlets (Used just a black gloss spray paint). I sprayed the plates outside and used a small brush on the switches and outlets. It worked out just fine and the blacks plates, etc compliment the wall color. It has been 7 years and the plates, switches, outlets are holding up well. https://youtube.com/watch?feature=youtube_gdata&v=b6_WEt9k_Hw
Yes the pricing does change, and quite significantly. I have worked inside the paint industry on counter sales outside sales and application for over 10 years. One thing many people do not understand is, the resins in the paint are more expensive to produce the higher the sheen goes. Therefore the company is at of higher cost making the paint, which in terms they charge more for the paint. I have seen a 15$ variance between flat-semi-gloss it is not uncommon and is not unrealistic to pay more for a higher sheen. Another thing to add is when doing samples on your wall prior to a painter coming is a good idea, however do not do them in huge squares with heavy coats, remember you are just wanting an idea. A lot of times the issue comes up of the paint not covering the sample coats, in fact it is covering quite well, however the paint sample applied is often times much darker than the wall color, creating a contrasting difference from the lighter surrounding wall and the sample placed on the wall. I recommend getting a piece of sheet rock and using it for the samples so you can move around with it etc.
If you paint over dirty, oily surfaces, the paint will easily chip or peel off. So before painting, clean grimy areas with a deglosser or heavy-duty cleaner intended for prepaint cleaning. They work well to clean painted, varnished or enameled surfaces to improve the adhesion of the new paint. They’re ideal for cleaning greasy or oily areas like kitchen and bathroom walls and removing hand marks around light switches and doorknobs.
Ideally, you want a variety of older and newer projects, and you especially want to check on a very recent project, such as something completed last month. When you do get the references list, don’t take the information for granted. Take a few minutes to check these references. Ask these homeowners about the experience while services were provided and also how well the job has held up over time.

If your home was built before 1979, the paint might contain lead, which is extremely hazardous to children age 6 and younger. I made the HUGE mistake of hiring Certa Pro to do several interior rooms of my house, and remove popcorn ceiling in a bathroom. What a nightmare! They didn't paint any door jams, they broke a cedar window sill-and didn't bother telling me, they gouged a hardwood floor, they never sealed the room that had the popcorn removed--causing white powder to be in all rooms of a 2 story home. I can go on and on. Horrible company

To remove a bad piece of siding, you have to pull out two rows of nails: the ones in the bad board itself, and those in the board directly above. Siding is thin and splits easily, so the tricky part of this job is pulling nails without damaging surrounding boards. A cat’s paw is the best tool for digging out nails if damage to the surrounding wood doesn’t matter (Photo 1).
These days, it seems like anyone with a paintbrush and a business card can call themselves a painting contractor. Homeowners who are most likely to be taken in by these unscrupulous “painters” are those who are focused on cost and cost alone. With painting, like anything else in life, you typically get what you pay for. If the painting contractor you are considering cannot answer these ten questions, proceed at your own risk. If they answer all ten satisfactorily, then you know you’ve found a great great professional contractor to work with.

We painted our house with House to Home Painting and we are extremely happy with the service… We painted our house with House to Home Painting and we are extremely happy with the service provided by the owner Jose Vega.  We met Jose at our home to discuss a potential agreement to paint our home. I immediately noticed Jose's people and customer service skills while discussing the painting of our home. We obtained several quotes from other companies and Jose was able to beat all of them and was very reasonable with the price. It took a couple of samples for us to find the color we wanted. Jose was very patient and wanted to make sure we chose the color we liked. After the painting of our home, Jose went above and beyond assisting us with cosmetic details that were not necessarily his responsibility. I would definitely recommend House to Home Painting and the service provided by Jose Vega. We definitely recommend this business. Read more

house Painting Colors How To Choose

Here is where this affects you as a consumer. You select a painter with a contract that says 2 coats, $500 down. You give the company the deposit and pick your colors a couple of days before the project starts. The painter goes to the store with your colors and figures out they are deep base. He (or she) not only needs to charge you more for the paint, but he also needs to charge you for a dark gray primer coat. Ninety nine percent of the time that primer coat is going to be really, really expensive since you already gave a deposit.
the price can always be adjusted based on on or off season, amount of colors to be used. A job like this can be done in 2 days and much quicker with a helper. I charge a bit more than others just because its quality work done professionally. Theres others that charge more than this just because they can on the on season and most people dont get a 2nd bid...
Some contractors work on time and material others on a firm contract. I would never hire the former and am leary of the latter. A contractor may low-ball a bid to get the job planning to make a killing on change orders. If you say good morning to them, they charge you extra for that. If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door.
Recently I had the outside of my home painted. The contractor wrote a good contract, but I failed to realize that some things were not in it. It reminds me of the car dealer who offered a good price on a new car but failed to mention that it did not include tires. My contractor failed to specify that lattice under a porch was included. So the painters did not paint it. To his credit, he did instruct them to paint it when I brought it to his attention. If I had the job to do over again I would look for an individual who came with referrals from happy customers rather than a franchise owner..

Painting professionals might charge more or less to paint your home's exterior based on its construction material. Some materials cost more to paint than others because of their texture, the paint required to properly cover them, and whether specialized materials are required to prepare them for painting or the elements. Find more information on the various types of siding available, as well as how much it might cost to paint or prepare each.
