Recently I had the outside of my home painted. The contractor wrote a good contract, but I failed to realize that some things were not in it. It reminds me of the car dealer who offered a good price on a new car but failed to mention that it did not include tires. My contractor failed to specify that lattice under a porch was included. So the painters did not paint it. To his credit, he did instruct them to paint it when I brought it to his attention. If I had the job to do over again I would look for an individual who came with referrals from happy customers rather than a franchise owner..
The only time it's acceptable to mix water in the paint is when you're using a deep or ultra deep base paint to reduce its stickiness, which is rare with new paint technology. Dark primary colors are composed almost entirely of tint that makes it very hard to work with without adding water. (You never use a sprayer and need to thin paint.?) If i was still in the industry I'd take the time to make a better article than this. Take this for a grain of slat. Use a reputable painter or someone you know you can trust or has been referred to you by someone you trust. I wouldn't hire anyone I had to watch like a hawk to make sure they're not screwing me.

Be prepared to buy 2-3 gallons for painting the interior walls of an average-sized room. In addition to paints and primers 3, you will need paint brushes, rollers, face masks, rubber gloves, painter’s tape, drop cloths, sandpaper etc. While you can pick up disposable painting brushes for under a dollar from home improvement stores, reusable higher-end brushes can cost as much as $20. A standard roll of 0.98 inches painter’s tape (180 feet) will cost around $5. Equipments such as ladders or scaffolding 4 can be rented for a small cost. An interior scaffold with adjustable platform heights from 2’ to 12’ in 2” increments can be rented for around $8 per hour.

The companies with the best paint products are Benjamin Moore, Dunn Edwards, Sherwin Williams, and Vista Paint. As a painter I don't recommend Berh from Home Depot as much because it's quality is just marketing. Flat paint has no sheen and it shows its true color, but is not easy to wash or clean. Satin, eggshell have low sheen and is washable. Oh, where to begin? Let me start with 'watered down paint'. 25-50% before the material gets to the site? Impossible. You would basically be painting with water at that point. It would be less of a hassle, and cost, to simply use proper material. You would be forced to apply three coats instead of two, as the coverage would be horrible. Whatever cost you think might be saved in materials would be lost in labor.
To determine how much paint your house needs, measure the house's perimeter. Then multiply that figure by the height, excluding gable ends. Take the measurements with a steel tape measure, or reel out a ball of twine around the house and mark and measure the twine. If you will use a different paint on your home's trim, subtract 21 square feet for every door and 15 square feet for each typical window. Divide the final figure by the square-foot coverage specified on the can of paint to determine the number of gallons you will need for one coat.
