If there is any peeling — and there usually is somewhere — it's essential to scrape off any loose paint. This doesn't just mean the parts that are already separated from the wood and ready to fall off on their own. Each spot where paint has peeled loose needs to be scraped thoroughly until you can no longer get the sharp corner of a putty knife under any of the surrounding edges of paint. Then, the bare spot needs to be sanded until the paint edges are smooth.

I am in northern Nevada and you have not yet gotten sufficient responses to provide a painting cost chart showing the averages.  I do have a quote from an outside (Not Homeadvisor referral) painter who is local for $2,750 for soffits, patio cover and posts, Garage facia (redwood clapboard above (~300 ? Sq. Ft.) on a 2046 Sq. Ft. home where the walls are 9 ft tall and it is fully stuccoed with plastic stucco surfaces, so not being painted.   http://m.youtube.com/embed/b6_WEt9k_Hw
Prep before you paint. Make sure to stock up on all the paint supplies you'll need to finish your project. Get enough tarps to cover all your furniture and electronics. Acrylic paints are water based, so they clean up easily and dry fast. Duct tape always comes in handy. Create your own look by mixing two sheens to stripe the wall with paint, or use large format stencils to create a pattern. We can do your paint project for you or do it yourself. If you need a paint sprayer, you have the option to but also consider renting one from us.

I would not recommend this company for the following reasons:1. Original appointment was very specific to them on what was needed and to take photos for 3 apartment unit plumbing fixture repairs. One unit had a bathroom tub/shower backup.2. No photos taken, 3 trips later and only 1 unit completed to satisfaction. (Backup) 3. Other faucets unable to find on line with their suppliers and repair 4. Had to find another plumbing company to complete the jobs. 5. Invoicing had to be redone as not in detail of job address for tax purposes 6. Bad communication throughout the project process with their internal customer service. Their technician and project manager ordering parts. 7. For the back up. Did not bring out correct snake on both trips and had to replace lines as too small to break through backup. Costing over $800 for 3 trips just to complete that situation out. 8. Ordered the wrong parts when 2nd trip out since no photos taken to confirm what was needed. Very dissatisfied and will never ask them to work in any of our rental properties again.

The article and comments were great information to have before deciding how to go about getting a painting job done. I think the important point is that there are several key choices (who to do the work; color, sheen, quality, of paint; how many coats; amount of prep/repairs to be done and by whom, how long the job will take, provisions for changes, how detailed the contract needs to be; advanced deposit/progress payments/final payment; final inspection, etc.) that need to be made and it requires advanced research and planning in order to become well enough informed to make the right choices. Then it requires spending sufficient time to check materials and inspect the quality of the work while it is on-going, raher than waiting to do it all at the end. President Reagan's philosophy of "Trust, but verify." applies.

Vinyl siding is one of the more inexpensive siding materials to have repainted, especially with recent innovations in painting materials. Homeowners will first need to vinyl cleaned and repaired, and any clapboards or vinyl sections that have blown off because of climate conditions will need to be replaced. Painting professionals will apply paint quickly and easily over the vinyl siding, much like an interior paint job. The finish, however, may require extensive work and regular maintenance. Expect to pay between $600 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.), with prices likely increasing for the finish. Changing the finish on your siding is not recommended unless it's completely degraded and worn away by the weather conditions.

So why not just paint your own home. I'm not a painter, so my wife and I take our time, buying the paint and supplies, and doing our own painting. Yes, we need to tape, and it's not perfect, but we get the satisfaction of seeing our completed work. Get the supplies, sliders for your furniture, and patience and go for it. That way YOU have control over the entire project.

how To Paint A House Interior

A fresh coat of paint makes everything it touches seem brand new. But such new beginnings cost real money. Professional painters charge around $4,000 for labor and materials to paint the exterior of a 2,500-square-foot, two-story home and roughly $5,500 for the interior. Painters’ rates may range from $20 to $60 an hour, but around $40 is typical in urban areas.
Because of our wet/cold weather, another painter was booked out through August as of May 7th, 2016.  Anyone even thinking about a VA loan refi should get estimates for painting and pest inspections BEFORE starting on the loan paperwork, otherwise you will have difficulty getting painting and inspections done in a timely manner (and it is my understanding this is common with VA loans.)

Prep. For new work the painter accepts the finish done by the drywall or plaster and once he accepts the work and starts painting he owns any wall repairs. Existing work is a different thing. I take a high intensity light and circle the kinds of defects with chalk so we are all in agreement before they start. Sometimes this results in a higher price and we have to compromise on how much to do...

can You Paint Siding On A House

Good contracts include descriptions of prep work and repairs; paint specs by brand name, type, color and product number; the number of coats; and a full description of the work, including frequently omitted items such as cabinet interiors and shutters. Minimize delays by specifying that, weather permitting, work will be continuous. Get a payment schedule that minimizes the down payment — the more payment you can withhold until the end, the more leverage you'll have to get the job done well and per your specifications. Insist that contractors provide proof that they carry both general liability and workers' compensation coverage.
I managed commercial construction projects for many years, have built and remodeled several properties, and never once have I encountered any of these scams. The tone of this article is deeply troubling. The author seems to be saying that ALL painting contractors are inherently dishonest, and that has not been my experience. The underlying advice here is sound: get it all in writing and cover as many contingencies as possible--so pointing out potential pitfalls like coat coverage is helpful. But do that in the spirit of clear communication of expectations, not with the expectation that the person you are hiring will try to cheat you at every turn. Not every contractor takes outrageous advantage of change orders; not every contractor will sneak past necessary preparation and/or repairs. Contractors of all sorts get a bad rap as it is; reinforcing a stereotype with articles written from this point of view just seems unproductive. http://www.youtube.com/watch?v=b6_WEt9k_Hw

The cost to paint metal siding -- most commonly aluminum and galvanized steel -- will depend on a variety of factors. In some instances, a simple cleaning will suffice to prepare metal siding for painting. In worst cases, painting professionals will need to repair metal that is rusted, damaged or missing pieces due to climate conditions. In the case of severe damage, a professional will have to remove the old finish and paint to get to the original layer, which will add on to the final price. When you add the actual painting of the metal siding, you might be looking at a final bill between $400 (~250 sq. ft.) and $1,500 (~1,000 sq. ft.).
Steve, not only did you come off with an edge regarding the article written for Angie's list but you came awfully close to being slanderous. The article was written if you will have read his bio by a very well established professional painter. The issue regarding the deposit was put in question by a responder. I have read your response in full as you suggested, and companies as large as yours are just as likely to use the tricks of the trade as the small guy as you suggest, if not more so. A large company has less oversight and workers get lazy with the boss not looking over their shoulder. I have had experience in this area, and thought that i was dealing with a very reputable company that had been recommended by a couple friends, my insurance company, and my adjuster who had dealt with the company. I had terrible problems with the company, who do full restorations and like your company paint in all areas. To finalize your statement that Established businesses do not cheat customers is completly false and is a very misleading statement. I am suprised that Angies list allowed you to post such an outragious comment. All you have to do is look in the Civil lawsuits section of the Established businesses that are being sued or are under investigation for fraud and cheating their customers!
In Mark Twain's classic "The Adventures of Tom Sawyer," Tom tricks his friends into painting his aunt's fence. You probably won't get that lucky, but there are good reasons many homeowners keep their painting in-house. No building codes apply to interior decoration; if you do something dumb, you don't risk life and property as you would if you were, say, tackling a rewiring job; and because labor typically accounts for 80 to 85 percent of the price of a paint job, you'll save a ton by doing the work yourself.

home Painting

Our painters handle everything from re-painting a half-bath, painting a door and re-glazing windows to painting 30,000 square foot commercial office buildings. We paint many surfaces from wood to aluminum, as well as maintain finishes on fences and decks and provide any necessary minor carpentry needed to complete projects. We can paint your bathroom or kitchen tile, your wood paneling, and your kitchen and bath cabinets. We can handle almost any painting project, large or small.
If you're lucky, all your house may need before repainting is a good, healthy bath. Wash it down with a hose, and go over stubborn dirt with a scrub brush and warm, soapy water. Or wash it down with a power washer. If you're not so lucky, then you just have to face the fact that a time-consuming and dirty job lies ahead of you. Do the job well, and your paint job will not only look better, but it will last for five to eight years on average.
Start by thoroughly examining the outside of the house or outbuilding -- not just the exterior walls but under the eaves, around windows and doors, and along the foundation. Look for split shingles and siding, popped nails, peeling or blistering paint, mildew, and rust stains. Once you've identified the areas that need attention, roll up your sleeves and make the repairs.

house Paint Combination

With that said, here's the reality of that particular scenario. Painters do put water in the paint, but not for reasons you would think. Some materials need to have their viscosity manipulated in order to slow drying time, allowing gravity to 'smooth' out the product for a better finish. It also prevents 'drags' and 'sausages'. I personally try not to do it too often, but from time to time I have to. I want my client to have a proper finish.
Interior house painting costs are calculated on a few key factors. Nationally, interior house painting projects range from $200 to $2,500. The wide price range indicates how much square footage, paint selection and labor can affect cost. One pro uses a laser to measure each room, subtracting the size of the doors and windows, and then bases the quote on the square footage of the actual surfaces to be painted. Painters may provide you with savings if you opt to paint your entire home rather than just having one room or an accent wall painted. For example, the average house painting cost for an 8x12 room with 8-foot ceilings is roughly $200, when contractor-grade paint is used. Painting ceilings, baseboards and frames can also affect cost. Pros may charge per linear foot to smooth and paint baseboards. In one area pros might charge 50 cents per linear foot to paint baseboards, while pros in another part of the country could charge $1.50 per linear foot for the same task. Painters may charge flat rates for painting door and window frames, with one charging $20-$25 and another $60 per door. Geography and regional costs to do business play a major role in the cost of interior painting. The same painter in a rural region has less to pay in taxes, transportation, insurance and overhead than they would in a major city like New York.

First off all clients want a "deal" As a painting contractor for 38 years I can tell you that residential-commercial-industrial clients (and their needs are all diffrent. It seems this discussion mostly concerns residential repaints,so here goes--first off ALWAYS get a personal referance from a friend or co-worker. Always get an itemized contract that specifies the prep, color, number of coats, and specifics on payment. Remember you want to set up a relationship with the painting contractor of your choice. Bond, license and insurance are required to get a contractors license and are readily available online at your state Labor and Industries website. Second-- find someone you trust. He or his crew will probably be left alone in your home for most of the time. I always tell my clients that I wont bring someone to their home I wouldnt have in mine. Third--$$ Dont ever pay up front always insist on progress draws if the project is 2 or 3 phases remember If a contractor wants $3000 to do the job and you give him half up front he will be working for $1500. It WILL affect the quality of the product. In 38 years of business I have never taken a deposit and have never not been paid in full remember do what you said you would do for exactly what you said it would cost and there will be no problems with getting paid. one last reminder to clients you are also being evaluated when you interview a contractor. He is sizing you up as well. If he thinks you are a bit sketchy the the price will go up or he wont take the job at all. I have turned down some jobs that looked very profitable on the surface that turned out not to be so.(word gets around fast in the small painting community) Good Luck to clients and contractors

Stucco is a specialized material that requires extensive preparation work (cleaning, caulking, filling in cracks, etc.). Additionally, paint suitable for rolling or brushing over stucco varies greatly depending on location and climate conditions. Some stucco paint varieties will chip and peel away in certain climate conditions, so painting professionals won't recommend them. These factors make stucco one of the more expensive siding materials to cover. You can expect to pay anywhere from $900 (~500 sq. ft.) to $3,000 (~1,500 sq. ft.) to have stucco revitalized with paint, depending on how much is needed to cover the home exterior.
Painters usually find it hard to estimate the cost of prep work accurately. This is because the amount of work required varies greatly from job to job. The more the damage, the greater the amount of prep work required and hence, greater the cost. Dirty walls covered with grease have to be thoroughly cleaned for the new paint to adhere properly. Wood surfaces should be sanded 2 along the grain and dusted clean ($1.80 per square foot). Holes have to be patched up and caulked ($10 per square feet).

When coverage is difficult to estimate, add more rather than less when doing DIY wall painting. You can always pour the leftover back into cans. For large jobs, use the bucket and a roller screen rather than a roller tray. It’s much faster to load your roller with the screen than to use a roller pan. Simply dunk the roller into the paint bucket, then roll it along the screen until it stops dripping. https://youtube.com/watch?v=b6_WEt9k_Hw
A primer 3 is essentially a protective layer that you apply before the first coat of paint. If you are painting over an already-painted surface, you may be able to avoid a primer 3 altogether by using a 2-in-1 paint and primer product. However, if you are painting a surface that has never been painted before or changing the paint or finish type, it would be a good idea to prepare the surface using a traditional primer 3. Primers 3 should also be used when painting over hard, smooth surfaces like glass or tile. All three types of primers 3, oil-based, latex-based and shellac-based can be used under latex paint.
First, if you need it, we have it — all the paint for you home — every color you can imagine, in the finish you need, for every surface. Second, we’ can help narrow down your wall paint color choice until you decide on the right paint for your project. Of course, our paint associates at your local store can help pick our paint for your home. Pick up some paint swatches or order paint samples online so you can picture what it will look like.

Most interior painting projects will present corners and edges. Corners, trims, splashes and accents will require cutting in — which generally requires the most patience, preparation and skill. There is a lot of debate among painters whether it is better to cut in before or after applying the roller. Solo painters may want to prepare the surfaces first, apply painter’s tape where required and cut in before applying paint to the rollers. Painters working in teams can split cutting in duties in sections while other team members are applying paint with rollers.

State your expectations. The number of coats a painter applies isn’t the only factor in determining the quality—and price—of the project. Preparation is also key. If you want a surface that’s free of unevenness from past paint jobs, tell the contractors—and be prepared to pay extra. But if you can live with some imperfections, agree on what level of prep is acceptable and what isn’t.
Thanks, all, for your time & efforts adding to the article & comments, especially Dave urging requesting both General Liability AND Worker Compensation insurance certificates to protect from real & fraudulent liability--from my experience especially in California, where insurance fraud is a popular income thief, even causing car collisions to collect.
Whether you decide to do the preparation work yourself or have a professional do it as part of your project, proper preparation makes all the difference in creating a smooth and lasting finish. Sure, it adds to your the total time and money spent on your project, but it's certainly worth doing the job right the first time. Otherwise, you'll spend additional time and money down the line on maintenance and repairs. To ensure proper preparation, follow this process before painting your home's exterior (keeping in mind that the process may vary based on exterior materials):

If your home was built before 1979, the paint might contain lead, which is extremely hazardous to children age 6 and younger. Call your local public health department for information on how to check for lead and handle lead paint safely. For a free booklet on dealing with lead paint, contact the U.S. Environmental Protection Agency at www.epa.gov/lead.
Blue is the color of calmness, productivity and masculine sophistication. Baby blue will always be a popular color choice for young boys, while different hues of cyan can be used to great effects in children's bathrooms to create an underwater mood with the right decoration. When applied to a ceiling, a light blue can conjure images of a cloudless sky and increase the sense of space. Pale and medium blues can be painted around the house to achieve a cooling effect.
To win work, contractors generally have to bid against other suppliers. To make an accurate bid, they estimate the time and materials required to complete the job. They measure the area to be painted and discuss the type of finish the customer requires. They assess the quality of the surfaces to work out how much remedial work they must carry out before painting. They might have to remove old paint or wall coverings, or repair cracks and other damage. They also calculate the cost of any essential equipment, such as scaffolding for exterior walls. http://youtube.com/embed/b6_WEt9k_Hw
the price can always be adjusted based on on or off season, amount of colors to be used. A job like this can be done in 2 days and much quicker with a helper. I charge a bit more than others just because its quality work done professionally. Theres others that charge more than this just because they can on the on season and most people dont get a 2nd bid...

Painters with bad reputations can avoid the problem of reference checks by giving their customers lists of relatives and friends.  The people will say great things, and the customer won’t be the wiser.  The best way to avoid this smoke and mirror trick is to ask specific questions about the project. If the reference seems hesitant, doesn’t know the details, or gives sketchy responses, be skeptical.

Lap marks are those ugly stripes caused by uneven layers of paint buildup. They occur when you roll over paint that’s already partly dry. (In warm, dry conditions, latex paint can begin to stiffen in less than a minute!) The key to avoiding lap marks  when doing DIY wall painting is to maintain a “wet edge,” so each stroke of your roller overlaps the previous stroke before the paint can begin to dry.
When painting the trim, you don’t have to be neat. Just concentrate on getting a smooth finish on the wood. Don’t worry if the trim paint gets onto the walls. You’ll cover it later when painting the walls. Once the trim is completely painted and dry (at least 24 hours), tape it off (using an “easy release” painter’s tape), then paint the ceiling, then the walls.
Professional painters have done this before. It’s how they make their living. Through experience, they have learned tricks of the trade and the techniques used to get quality results. They are familiar with the type of paint to use in each situation, know what quality paint is right for each task and know how to achieve a perfectly straight edge – with or without the use of painter’s tape.
