In my opinion the information on this page should be modified as for the pricing for my area is not correct and the information here could damage the expectations of my or another painting companies pricing. There are too many situations that there is not a way to specify cost prior to seeing the actual house and that information needs to be in big print on this page.

Oh, where to begin? Let me start with 'watered down paint'. 25-50% before the material gets to the site? Impossible. You would basically be painting with water at that point. It would be less of a hassle, and cost, to simply use proper material. You would be forced to apply three coats instead of two, as the coverage would be horrible. I am in northern Nevada and you have not yet gotten sufficient responses to provide a painting cost chart showing the averages. I do have a quote from an outside (Not Homeadvisor referral) painter who is local for $2,750 for soffits, patio cover and posts, Garage facia (redwood clapboard above (~300 ? Sq. Ft.) on a 2046 Sq. So sad that Angie's List requires the contractor be notified!! They have lost me as a client. If I'm dissatisfied and want to give an "F" rating (question/workers...I SHOULD NOT be intimidated into passing up an opportunity to explain my experience! There is NO WAY my contractor got an Aplus rating from over five hundred people....so someone was lying....yet I can't report that without the contractor knowing it? REALLY?

Over the past year I have had several jobs given to 2 Angie's list recommendations and 1 not from a recommendation. They all have one thing in common, lack of sufficient and correct preparation to save time, labor, and the fact that they put a person in charge that was a cut corners type of worker. The two from Angie's list sent worker/s back to try touch up problems, but once the job is not prepared correctly in the first place any extra work is like putting a band-aid on a dirty wound.

Prep. For new work the painter accepts the finish done by the drywall or plaster and once he accepts the work and starts painting he owns any wall repairs. Existing work is a different thing. I take a high intensity light and circle the kinds of defects with chalk so we are all in agreement before they start. Sometimes this results in a higher price and we have to compromise on how much to do...

Although they all came from different circumstances and backgrounds they all had one common goal in mind. Every one of them wanted to be respected, receive top value for their money, and get the best possible paint job for their most prized possession, their house!
OF the different type of customers there are at least two: cheap charley's and people who want great results. I agree the need for wall repair is critical to the end results. Most critical is for the customer to be told ahead that the walls are going to need exactly what is needed. This means the contractor must look, touch, examine the walls for defects and needed work. I've been a building manager for 40 years and seen a few paint jobs. Typically a contractor does a lot of talking about how expert he is, but the guys who walk through with note pads, iPads, examine, measure, point things out, explain and recommend are the ones I will deal with. It confirms if they know what the business. Nobody likes the workers to show up and when you talk about the job they're going to do they know nothing but they we were told to be here. Their boss who bid the job doesn't supervise - a big no no around here. Nobody likes surprises or worse, at the end of a job that's not right getting a bunch of little kid excuses. Contractors that do not like the customer to be around looking at the progress don't get the job.
Once work begins, hold brief daily meetings to discuss the job and schedule and quash any misunderstandings. If there are surprises, seek middle ground. No contract can anticipate every possibility. Materials may be unavailable. Large chunks of rotten siding may crumble along with the old paint. Exterior jobs may be stopped cold by a week of steady rain. But know that you'll pay extra if you change your mind about a color after the trim is already painted or otherwise add tasks to the project.
Typically, materials account for 15% of the cost charged by painters. Buying the painting supplies yourself may help you save a lot of money down the road. Be prepared to buy 2-3 gallons for painting the interior walls of an average-sized room. In addition to paints and primers 3, you will need paint brushes, rollers, face masks, rubber gloves, painter’s tape, drop cloths, sandpaper etc. While you can pick up disposable painting brushes for under a dollar from home improvement stores, reusable higher-end brushes can cost as much as $20. A standard roll of 0.98 inches painter’s tape (180 feet) will cost around $5. Equipments such as ladders or scaffolding 4 can be rented for a small cost. An interior scaffold with adjustable platform heights from 2’ to 12’ in 2” increments can be rented for around $8 per hour.

They are familiar with the type of paint to use in each situation, know what quality paint is right for each task and know how to achieve a perfectly straight edge – with or without the use of painter’s tape.
