FIRST: Unless you can stay in business painting 1 bedroom at a time for $500-$1000, which you can't, then you will be taking on several thousand dollar contracts that require thousands in Labor and Materials to fulfill the order. Multiply that by 3-4 jobs at one time or in our case 15-20 jobs at a time, YOU NEED TO TAKE DEPOSITS!!! It is horrible business not to take deposits. There are many jobs where its not possible to get a deposit and that is built into or pricing accordingly. If we are not getting a deposit, there is a finance charge built in, contractors are not banks. If you don't have a good feeling about a deposit, your hiring the WRONG CONTRACTOR. Hire people you know or well established businesses.

Some contractors work on time and material others on a firm contract. I would never hire the former and am leary of the latter. A contractor may low-ball a bid to get the job planning to make a killing on change orders. If you say good morning to them, they charge you extra for that. If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door.

When painting the trim, you don’t have to be neat. Just concentrate on getting a smooth finish on the wood. Don’t worry if the trim paint gets onto the walls. You’ll cover it later when painting the walls. The article and comments were great information to have before deciding how to go about getting a painting job done. I think the important point is that there are several key choices (who to do the work; color, sheen, quality, of paint; how many coats; amount of prep/repairs to be done and by whom, how long the job will take, provisions for changes, how detailed the contract needs to be; advanced deposit/progress payments/final payment; final inspection, etc.) that need to be made and it requires advanced research and planning in order to become well enough informed to make the right choices. Then it requires spending sufficient time to check materials and inspect the quality of the work while it is on-going, raher than waiting to do it all at the end. President Reagan's philosophy of "Trust, but verify." applies.
I was a painting contractor for many years and never asked for a deposit upfront. A good contractor should have great credit with his suppliers and an even better contract if the deal should go south before the job is done. Get to know your customer and explain how each paint covers so they understand fully before you have to apply 3 or 4 coats. If you didn't bid your job right and the client has already signed the contract then that is on you not the client. Yes I haven had to eat the difference but the client was happy and a return customer for years so I made up for it.

He came in and covered every piece of furniture including lamps, pictures, thermostat, and light switches. He fixed the drywall in the ceiling and after he finished painting our ceiling it is now perfect. If I ever need any additional drywall work or painting I will call Steve. His pricing is both fair and competitive.

Hello, I have a sad situation to share -- a friend of mine who is a very good painter, experienced too, fell off a tall ladder that did not have "boots" on it. (I've never seen those.) Anyway, do you think he should have asked for boots before painting? Possibly it was a situation where he was shy to ask because he wanted the job... (I don't know all the details.)

Before the scrubdown, protect nearby plants by misting their leaves and saturating the surrounding soil with water, pulling them away from the house, and shrouding them in fabric drop cloths. (Plants will cook under plastic.) Lay more drop cloths along the base of the walls to collect any falling paint debris. Walls should be wet down before getting scrubbed, then washed with a gallon of water mixed with 1 cup chlorine bleach and 1 cup of either a concentrated, phosphate-free cleaner, such as a trisodium phosphate (TSP) substitute, or Jomax House Cleaner. Working in sections, from the bottom to the top, will avoid streaks. Be sure to rinse walls well before the solution dries. Steve, not only did you come off with an edge regarding the article written for Angie's list but you came awfully close to being slanderous. The article was written if you will have read his bio by a very well established professional painter. The issue regarding the deposit was put in question by a responder. I have read your response in full as you suggested, and companies as large as yours are just as likely to use the tricks of the trade as the small guy as you suggest, if not more so. A large company has less oversight and workers get lazy with the boss not looking over their shoulder. I have had experience in this area, and thought that i was dealing with a very reputable company that had been recommended by a couple friends, my insurance company, and my adjuster who had dealt with the company. I had terrible problems with the company, who do full restorations and like your company paint in all areas. To finalize your statement that Established businesses do not cheat customers is completly false and is a very misleading statement. I am suprised that Angies list allowed you to post such an outragious comment. All you have to do is look in the Civil lawsuits section of the Established businesses that are being sued or are under investigation for fraud and cheating their customers!

The key to avoiding lap marks when doing DIY wall painting is to maintain a “wet edge,” so each stroke of your roller overlaps the previous stroke before the paint can begin to dry.
When coverage is difficult to estimate, add more rather than less when doing DIY wall painting. You can always pour the leftover back into cans. For large jobs, use the bucket and a roller screen rather than a roller tray. It’s much faster to load your roller with the screen than to use a roller pan. First off, the picture on the top THAT IS A HOME OWNERS PAINT JOB. If you here a school kid or your neighbor, this is what you get. I was a painting contractor for the better part of 40 years and never saw a PAINTER (even the worst painter) leave a mess like that. Maybe the electrician or the carpenter but, that is not something a painter could even do if they tried.

Over the past year I have had several jobs given to 2 Angie's list recommendations and 1 not from a recommendation. They all have one thing in common, lack of sufficient and correct preparation to save time, labor, and the fact that they put a person in charge that was a cut corners type of worker. The two from Angie's list sent worker/s back to try touch up problems, but once the job is not prepared correctly in the first place any extra work is like putting a band-aid on a dirty wound.
Meet the pros. Call in at least three different contractors for your job. (Friends and family are good reference sources.) And be home for the initial meeting with them. That way, you’ll know how much time each contractor took to assess the condition of your home. The longer he takes, the more realistic the estimate you’ll get. Even an experienced painter will need more than a quick walk around your house.
I totally agree with this as well. I think every time I have read Angie's List reports, they are inaccurate and not researched enough. I had COMPLETE faith in Angie but lately I am hesitate on reports. I would check your local hardware store or even your neighbors to get a recommendation for painters. If you liked what you saw, you can be stress free with your results. I live in Texas and I have borrowed my hardware store opinion bc that seems to be the place most of the contractors or painters come to buy stuff for the jobs. If your neighbors painters, contractors, electricians and plumbers have shown good results, stress free you. I have been stress free with results, glad I asked for other opinions.Don't forget, the Hardware Store knows if that person is trustworthy and honest, their accounts would be shut down.

Then they said they would have to paint the whole ceiling and charge extra. They left holes in the walls and did a sloppy paint job in several places. I just paid them to get them out of my home as I felt intimidated as a senior citizen who is handicapped. I will try to have the main guy come back when I let him know what I need redone. Don't know if he will come back without charging me more.
This was very helpful. I wonder if i would really follow through and check to see if my painter was cheating me. I used a painter I found on Angie's List. This was 5 years ago. He did a great job. I know he did patching only for about a day and a half. We decided on the kind of paint before he started. that is what he used. I don't know if I could stay on top of him and watch him open every can of paint.
If you're going to do any part of the painting or prep work on your own, you must know that the first step in preparing a surface is washing it. Since dirt can affect the smoothness of a surface area -- and therefore paint's adhesion to it -- use soap to remove any dirt or stains. Make sure there's no soap left on the walls when you're finished; also make sure to remove any gloss with sandpaper and vacuum up the leftover dust.
I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable.
Painters with bad reputations can avoid the problem of reference checks by giving their customers lists of relatives and friends. The people will say great things, and the customer won’t be the wiser. The best way to avoid this smoke and mirror trick is to ask specific questions about the project. Anyone even thinking about a VA loan refi should get estimates for painting and pest inspections BEFORE starting on the loan paperwork, otherwise you will have difficulty getting painting and inspections done in a timely manner (and it is my understanding this is common with VA loans.)
