Anyone even thinking about a VA loan refi should get estimates for painting and pest inspections BEFORE starting on the loan paperwork, otherwise you will have difficulty getting painting and inspections done in a timely manner (and it is my understanding this is common with VA loans.)
Your painting contractor should be able to tell you which premium products they use, and why. High-end materials and products perform better, look nicer, and last longer - if your contractor uses low-end options to drive your cost down, they’re not doing you any favors. When reviewing your proposal make sure a specific product is listed, not just a paint manufacturer. Every manufacturer has contractor grade options.
Interview your contractor.Before you choose a contractor, get three bids for comparison and ask the right questions. Bunting says you need to know the following: Do they have proper licenses, insurance, and bonding? Do they subcontract the work out? Do they offer written guarantees of their work? “Recommendations from friends and family are always a good measure,” adds Rance. “And ask for references from previous customers.”
Ask companies to include all details in writing. Although that sounds simple enough, too many contractors submit offers such as "paint house for $5,000." A friendly contractor may offer a reassuring handshake and promise that the crew will take care of all the details — starting on time, working every day, cleaning up, etc. That's great, but why not include each point in the proposal? Whether you are painting the exterior of your home to boost its curb appeal, change a color you don't like or refresh a dilapidated paint job, one thing is certain: Painting your home's exterior is a large job that requires proper planning, preparation and tools. In most cases, painting your home's exterior is a job best left to a pro. But before you call one in, you'll want to consider a few factors that will affect your project's cost.
Prep before you paint. Make sure to stock up on all the paint supplies you'll need to finish your project. Get enough tarps to cover all your furniture and electronics. Acrylic paints are water based, so they clean up easily and dry fast. Duct tape always comes in handy. Create your own look by mixing two sheens to stripe the wall with paint, or use large format stencils to create a pattern. We can do your paint project for you or do it yourself. If you need a paint sprayer, you have the option to but also consider renting one from us.
Good contracts include descriptions of prep work and repairs; paint specs by brand name, type, color and product number; the number of coats; and a full description of the work, including frequently omitted items such as cabinet interiors and shutters. Minimize delays by specifying that, weather permitting, work will be continuous. Get a payment schedule that minimizes the down payment — the more payment you can withhold until the end, the more leverage you'll have to get the job done well and per your specifications. Insist that contractors provide proof that they carry both general liability and workers' compensation coverage.
A professional paint crew will have the right tools for the job. Quality tools can make a difference in paint application and bear noticeable results. If you are only painting one room or do not plan to paint any additional areas of your home, it might not be wise to invest in tools that will only be used once. Professional painters will also have enough drop cloths and other protective equipment to ensure the area is kept clean.
Freshly painted walls often look blotchy. The color is uniform, but the sheen isn’t consistent. This usually occurs over the holes and cracks you patched with a filler or drywall compound. The porous fillers absorb the paint, dulling the surface (a problem called “flashing”). When light hits these dull spots, they stick out like a sore thumb. The smooth patch also stands out in contrast to the slightly bumpy texture of the rest of the wall. A quick coat of primer is all it takes to eliminate flashing and texture differences.
The companies with the best paint products are Benjamin Moore, Dunn Edwards, Sherwin Williams, and Vista Paint. As a painter I don't recommend Berh from Home Depot as much because it's quality is just marketing. Flat paint has no sheen and it shows its true color, but is not easy to wash or clean. Satin, eggshell have low sheen and is washable. Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. Latex paint is the more durable option for very sun-drenched and relatively dry climate areas. Latex paint with high vinyl content should be avoided, however. Acrylic resin is by far the more durable binder for outdoor latex paint.
My wife and I just painted the interior of our house with about 6-8 gallons, of $30+ per gallon (meaning the good stuff, non-diluted) with absolutely fantastic results. However we just paid an average of $5 per gallon. Reason...all big box stores have paint, set aside, that has been mixed but not picked up by the customer. They need to sell it quick and if you're not in a hurry (you know well in advance that a room or two need painting and it's not like the roof leaking and needs an immediate fix) you can go to each store when you need other supplies or food, like Walmart (when convenient, driving 20 miles to each is not worth it) and over the course of a month or two, pick out some very nice colors of quality paint. We found perfect colors...not saying they were our first choice but when we opened the can, very nice and some even better than our original picks. Cost to paint the entire house was about $100, with all materials included, period. We had it on the market for a few months to sell, didn't sell, painted the rooms, got 2 offers the day after we finished, took the best one and never looked back.

Tony and Travis came to the house to give me an estimate and were able to come back on two day's notice to do a wallpaper removal job for me. They stripped the paper, patched and primed in 1 day and were very clean and efficient. They were very willing to answer all my questions and even helped me with an unrelated paint issue. These guys are top notch! I'll definitely be calling them back for my future projects!
