Payment. Every client is different. Every job has it's own unique set of circumstances. I always start off the discussion with my clients saying that I'm flexible on how they would like to proceed with payments but that I prefer half down. I refuse to change order. Change orders are my last resort. Instead I ask questions at our initial meeting and try to be sure to cover all bases before I submit my estimate.

Recently I had the outside of my home painted. The contractor wrote a good contract, but I failed to realize that some things were not in it. It reminds me of the car dealer who offered a good price on a new car but failed to mention that it did not include tires. My contractor failed to specify that lattice under a porch was included. So the painters did not paint it. To his credit, he did instruct them to paint it when I brought it to his attention. When I had my interior painting done, after clearing out all of the furniture, myself, I also removed all of the wall plates in all the rooms to be painted. They were a beige color and probably yellowed. The wall was originally an off white and I had it painted a light-mid grey, so those wall plates would look terrible. After pricing replacement plates, switches and outlets (Would have been way too expensive to replace all of them), I decided to just paint all of the wall plates, switches and outlets (Used just a black gloss spray paint). I sprayed the plates outside and used a small brush on the switches and outlets. It worked out just fine and the blacks plates, etc compliment the wall color. It has been 7 years and the plates, switches, outlets are holding up well.
Here is where this affects you as a consumer. You select a painter with a contract that says 2 coats, $500 down. You give the company the deposit and pick your colors a couple of days before the project starts. The painter goes to the store with your colors and figures out they are deep base. He (or she) not only needs to charge you more for the paint, but he also needs to charge you for a dark gray primer coat. Ninety nine percent of the time that primer coat is going to be really, really expensive since you already gave a deposit.
The house bath may reveal nails that have popped out of the siding or rusting nail heads that have left streaks of rust on exterior walls. If so, use sandpaper or steel wool to clean the nail heads. On clapboard siding, use a nail set to recess the nail head about ⅛ inch below the surface of the wood. Dab on a coat of rust-inhibiting primer (unless the nail is aluminum or nonrusting galvanized steel), and let it dry. Then fill the nail hole with spackle or putty. When the filler is dry, give it a coat of primer. For flathead nails, which cannot be recessed, sand the heads until they're shiny, and coat with primer.
Paint gets more expensive as you go from flat to gloss. The difference is usually around $1 per gallon per sheen upgrade. Flat is the cheapest, then matte flat or eggshell, satin, semigloss then gloss. Paint also gets much more expensive the darker it gets. It is often necessary to have a rental property painted -- whether it's to make it your own before you move in or to clean it up for someone new when you move out. Some buildings and landlords have pre-selected painters, while others will contract companies to paint on an as-needed basis. If your landlord or building doesn't have a pre-selected painter, see if you may be allowed to paint the walls yourself. If you're moving in and selecting a non-neutral color, understand that your landlord may require you to repaint the walls the original color when you move out -- and ensure that you're ready to make that investment down the road.
Because of our wet/cold weather, another painter was booked out through August as of May 7th, 2016. Anyone even thinking about a VA loan refi should get estimates for painting and pest inspections BEFORE starting on the loan paperwork, otherwise you will have difficulty getting painting and inspections done in a timely manner (and it is my understanding this is common with VA loans.)
