how Much Do Paint Contractors Charge
When hiring a contractor it is always best to hire one who is personally referred to you by someone you trust. Hiring through ads or phone book is hit and miss. Check with your local paints stores, they know the good guys from the bottom feeders. Go to the stores that sell the high quality paints like Benjamin Moore(nonpareil), Pittsburg, Sherwin Williams or Glidden. Don't go the the big box stores for referrals, the people there don't know squat!
A professional paint crew will have the right tools for the job. Quality tools can make a difference in paint application and bear noticeable results. If you are only painting one room or do not plan to paint any additional areas of your home, it might not be wise to invest in tools that will only be used once. Professional painters will also have enough drop cloths and other protective equipment to ensure the area is kept clean.
I am in northern Nevada and you have not yet gotten sufficient responses to provide a painting cost chart showing the averages. I do have a quote from an outside (Not Homeadvisor referral) painter who is local for $2,750 for soffits, patio cover and posts, Garage facia (redwood clapboard above (~300 ? Sq. Ft.) on a 2046 Sq. Ft. home where the walls are 9 ft tall and it is fully stuccoed with plastic stucco surfaces, so not being painted.
As an owners rep and former estimator for a gc i do expect to pay a reasonable deposit say 10 percent and then weekly progress payments. I am asking the painter to book his time and to do the work on my schedule. Most painting companies are not huge operations they will pay their staff weekly. For most repaints i ask for one tinted primer coat and one finish coat for 100 percent coverage. New work gets one tinted primer and two finish coats for 100 percent coverage. The cost of the paint is not really that different for colors or finish. Brands like european fine paint and C2 are more expensive than Ben Moore and sometimes more difficult to roll based on their consistency. Some home depot brands are as expensive as the Ben Moore and of equal quality others aren't. Red paints are notorious for number of coats required and special priming requirements.
Some proposals simply say to paint the walls and ceiling and never specify the number of coats to be applied. If the colors are similar enough, it's possible to get away with one coat of paint and not discount your pricing. No matter how hard you try, tiny, pin-sized air holes will pop exposing the original walls. This may not bother you if you can't notice it, but principally speaking you should have paid your painter less for the work.
The other difficult part is getting a painting contractor to show up. While this generalization does not apply to every painter, personally I am extremely grateful if I can get a paint contractor to show up to look at the house and to later produce a written estimate. Painters usually find it hard to estimate the cost of prep work accurately. This is because the amount of work required varies greatly from job to job. The more the damage, the greater the amount of prep work required and hence, greater the cost. Dirty walls covered with grease have to be thoroughly cleaned for the new paint to adhere properly. Wood surfaces should be sanded 2 along the grain and dusted clean ($1.80 per square foot). Holes have to be patched up and caulked ($10 per square feet).
Ideally, you want a variety of older and newer projects, and you especially want to check on a very recent project, such as something completed last month. When you do get the references list, don’t take the information for granted. Take a few minutes to check these references. Ask these homeowners about the experience while services were provided and also how well the job has held up over time.
