These days, it seems like anyone with a paintbrush and a business card can call themselves a painting contractor. Homeowners who are most likely to be taken in by these unscrupulous “painters” are those who are focused on cost and cost alone. With painting, like anything else in life, you typically get what you pay for. If the painting contractor you are considering cannot answer these ten questions, proceed at your own risk. If they answer all ten satisfactorily, then you know you’ve found a great great professional contractor to work with.
Here is where this affects you as a consumer. You select a painter with a contract that says 2 coats, $500 down. You give the company the deposit and pick your colors a couple of days before the project starts. The painter goes to the store with your colors and figures out they are deep base. He (or she) not only needs to charge you more for the paint, but he also needs to charge you for a dark gray primer coat. Ninety nine percent of the time that primer coat is going to be really, really expensive since you already gave a deposit.
Painting interior walls is a task better accomplished with foam rollers, because they are easy to use and can evenly cover large surface areas quickly. Foam rollers and brushes should never be overloaded with paint, as it can create drips, uneven coverage and can take longer to dry. It’s easy to get frustrated when the paint is fresh and does not look like a photo from the paint catalog, but remember: that’s something that usually happens after the second coat dries.
I agree with you Richard, as a painting contractor for very many years, people are always looking to get more and more out of you. I had to give an estimate to a lady a few weeks ago who had more stuff around her home than a thrift store including heavy furniture, stuff all over the floor and junk everywhere. I knew if I accepted the job id be a furniture mover and cleaner. I also agree this article makes it seem like the contractor is out to rip off the customers. Vinyl siding is one of the more inexpensive siding materials to have repainted, especially with recent innovations in painting materials. Homeowners will first need to vinyl cleaned and repaired, and any clapboards or vinyl sections that have blown off because of climate conditions will need to be replaced. Painting professionals will apply paint quickly and easily over the vinyl siding, much like an interior paint job. The finish, however, may require extensive work and regular maintenance. Expect to pay between $600 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.), with prices likely increasing for the finish. Changing the finish on your siding is not recommended unless it's completely degraded and worn away by the weather conditions.

Anyone even thinking about a VA loan refi should get estimates for painting and pest inspections BEFORE starting on the loan paperwork, otherwise you will have difficulty getting painting and inspections done in a timely manner (and it is my understanding this is common with VA loans.)
Also prime the ends of adjoining boards. This step pays off by slowing the moisture penetration that can lead to peeling at the joints. If the new siding is redwood or cedar, buy a special “stainblocking” primer. Both of these woods contain natural chemicals (tannins) that can bleed through paint, causing brownish stains. A stain-blocking primer will seal in the tannins.
When painting the trim, you don’t have to be neat. Just concentrate on getting a smooth finish on the wood. Don’t worry if the trim paint gets onto the walls. You’ll cover it later when painting the walls. Once the trim is completely painted and dry (at least 24 hours), tape it off (using an “easy release” painter’s tape), then paint the ceiling, then the walls.
The walls must be properly cleaned prior to applying primer or paint. This involves using a mixture of soap and water. Nail holes, chips, cracks or other small imperfections should be filled in and evened with plaster and allowed to dry before the entire surface is lightly sanded down and wiped again. Once the wall is clean and dry, you should apply painter’s tape over surfaces you do not want painted. Be sure not to overlook ceiling corners and edges, baseboards and trims and moldings.

As you scrape, you may find that the wood has turned gray or black in some areas. Check for rot by probing these areas with a nail. Spots that are discolored but firm are simply weathered. Weathered wood doesn’t hold paint very well, so sand away the gray surface. If you find soft areas, you’ve got rot. Small, shallow soft spots can be dug out and repaired with a two-part filler such as Minwax High Performance Wood Filler. I put out a request for bids to several local house painters and quite a few seemed high. One was for over $6000 for painting the exterior of the house with putty fill as necessary, paint included. It was for him and one other guy to do the work. I said, "it's going to take you guys quite a while to get this job done" and he told me that no, they could do it in 2 days. I don't know about you but $1500 a day per painter seems more than just a bit high. I went with someone else and they had several people there for several days working like crazy and did a great job. There are too many scammers.
Ask companies to include all details in writing. Although that sounds simple enough, too many contractors submit offers such as "paint house for $5,000." A friendly contractor may offer a reassuring handshake and promise that the crew will take care of all the details — starting on time, working every day, cleaning up, etc. That's great, but why not include each point in the proposal?
