Recently I had the outside of my home painted. The contractor wrote a good contract, but I failed to realize that some things were not in it. It reminds me of the car dealer who offered a good price on a new car but failed to mention that it did not include tires. My contractor failed to specify that lattice under a porch was included. State your expectations. The number of coats a painter applies isn’t the only factor in determining the quality—and price—of the project. Preparation is also key. If you want a surface that’s free of unevenness from past paint jobs, tell the contractors—and be prepared to pay extra. But if you can live with some imperfections, agree on what level of prep is acceptable and what isn’t.
To determine how much paint your house needs, measure the house's perimeter. Then multiply that figure by the height, excluding gable ends. Take the measurements with a steel tape measure, or reel out a ball of twine around the house and mark and measure the twine. If you will use a different paint on your home's trim, subtract 21 square feet for every door and 15 square feet for each typical window. Divide the final figure by the square-foot coverage specified on the can of paint to determine the number of gallons you will need for one coat.
