I'm an architect and my firm routinely specifies interior finishes for projects so I thought I'd contribute a professional's perspective on the issue of how many coats of paint are deemed "acceptable". Evergreen trees and tall bushes growing close to the house can be wrapped with canvas drop cloths. Tie one end of a rope around the trunk at least halfway up. All quotes include trim. One includes complete replacement of 80 feet facia boards another just 40 feet.
My wife and I began having our custom home built in the fall of 2002. We were able to subcontract many phases of the build process & we did all the painting. A highlight of the building experience was choosing precast concrete basement walls (produced in a controlled environment) and installed with great results by one of the TOH partners (Superior Walls). We got that idea based on watching a TOH episode on PBS a few years prior. It was quite the sight for our neighbors and us as the oversize flat bed truck arrived with an overhead crane and began the process of wall installation. It was kind of scary as the the wall sections were put in place. But without the TOH episode and the TOH seal of approval giving us confidence for the precast walls we would have chosen having the concrete walls poured on site. To paint a large section without leaving lap marks, roll the nearly dry roller in different directions along the dry edge, feathering out the paint as you go. After completing the entire length of the wall or ceiling, move to the next section and paint over the feathered edges. For the second coat, apply the paint in the opposite direction. This crisscrossing paint application sharply reduces (if not eliminates) lap marks.

My painter franchisee, who I got from Angie's List, must have found some shmucks on the corner to paint my house. I specifically said I wanted stain. First my house was painted the wrong color, Then it was painted with LATEX paint- not stain. Estimates to 'undo' the damage is around $10,000 and its not a guarantee that it will work. The work is at best amateurish. Many underpainted or not painted spots, drips, etc. They did the entire outside (scraping?, priming? caulking?, painting), cleaned up and left within the time I left for work and came home. There were thee of them (my neighbor told me) This was two years ago and I am still upset. Can't be fixed.
