In most cases, painting your home's exterior is a job best left to a pro. But before you call one in, you'll want to consider a few factors that will affect your project's cost.
basic formula? single color exterior labor only ranges from $0.85 to $0.95 per sq foot as a BASE starting point. Prices go up depending on multiple colors, slope of surrounding areas, multiple stories..etc.Some painters charge per window to mask off. Ive seen $25 a window to $50. Interiors without flooring can be factored the same way. When you start having to do multiple colors, cut ins, masking, room isolation...etc. the price jumps considerably. I always start with a base of $0.85 a sq foot and figure it out from there. the season plays a major role too. paint and materials are charged separatly and are typically marked up at a minimum of 15%. I always tell clients this. that way they pick the paint out they want and what quality they want as well. Anyways...thats your base. 1250 sq foot home @ .0.95 a ft = $1,187.50 (one color). Pressure washing, Add another $45-$55 per hour. a 1250 sq ft home is not going to take longer than 2-3 hours if its a single story.

Take the measurements with a steel tape measure, or reel out a ball of twine around the house and mark and measure the twine. Divide the final figure by the square-foot coverage specified on the can of paint to determine the number of gallons you will need for one coat.

Look for a licensed painter who has worked on similar projects before and can give you a written estimate. I agree with Jeff below, these prices are far below what I see on the market in the Portland Or. area. When one uses the term "paint the house" what exactly does one mean? Any fool can buy an airless paint sprayer and put paint on a house. New homes built with fiber cement siding paint clean and easily but older homes built with wood require much prep work.

To paint a large section without leaving lap marks, roll the nearly dry roller in different directions along the dry edge, feathering out the paint as you go. After completing the entire length of the wall or ceiling, move to the next section and paint over the feathered edges. For the second coat, apply the paint in the opposite direction. This crisscrossing paint application sharply reduces (if not eliminates) lap marks.

I have worked with numerous contractors and I believe that Steve is the best overall that I have ever worked with. He was going to be 30 minutes late and he called to inform me of same. He came in and covered every piece of furniture including lamps, pictures, thermostat, and light switches. He fixed the drywall in the ceiling and after he finished painting our ceiling it is now perfect. If I ever need any additional drywall work or painting I will call Steve. His pricing is both fair and competitive.
My wife and I just painted the interior of our house with about 6-8 gallons, of $30+ per gallon (meaning the good stuff, non-diluted) with absolutely fantastic results. However we just paid an average of $5 per gallon. Reason...all big box stores have paint, set aside, that has been mixed but not picked up by the customer. They need to sell it quick and if you're not in a hurry (you know well in advance that a room or two need painting and it's not like the roof leaking and needs an immediate fix) you can go to each store when you need other supplies or food, like Walmart (when convenient, driving 20 miles to each is not worth it) and over the course of a month or two, pick out some very nice colors of quality paint. We found perfect colors...not saying they were our first choice but when we opened the can, very nice and some even better than our original picks. Contractors apply several layers of paint to achieve a suitable finish. They leave the first coat to dry for the recommended time and apply one or more finishing coats. They might choose paints with special qualities for different types of room. Manufacturers have developed paints for bathrooms or kitchens that have good resistance to moisture for example. When they have completed painting, they clear away any equipment and restore the area to its original condition.
Start by thoroughly examining the outside of the house or outbuilding -- not just the exterior walls but under the eaves, around windows and doors, and along the foundation. Second: all the tricks of the trade in regard to "cheating" customers is for hustlers and cheaters and NOT established businesses. At the end of the project the job should come out looking professionally painted as specified in the contract. A selected color that takes multiple coats that was not calculated by the contractor should cost more money. It's not the fault of the painter.

Here is where this affects you as a consumer. You select a painter with a contract that says 2 coats, $500 down. You give the company the deposit and pick your colors a couple of days before the project starts. The painter goes to the store with your colors and figures out they are deep base. He (or she) not only needs to charge you more for the paint, but he also needs to charge you for a dark gray primer coat. Ninety nine percent of the time that primer coat is going to be really, really expensive since you already gave a deposit.
When you go to the home improvement store, find out how much 12 gallons of the paint you want would cost, and that will help you determine your cost. Maybe it's a low-quality paint that costs $30, in which case you're looking at about $360 for paint. If you choose high-quality paint that costs around $70, your total paint cost could be closer to $840. Professionals also recommend that you add an extra 10 or 20 percent to your total square footage, depending on the type of siding you have. Some textures require extra paint because they're rough. This is especially true with wood and stucco siding.

Using an airless sprayer to place paint on the wall (using low pressure) will speed up the process because your not having to dip your brush or roller. spray about 3 or 4 sq. ft. and then back brush or roll spreading and evening the paint. Because your using low pressure, mask and cover is at a minimum once you are accustomed to handling the spray gun and the type of surface being painted. Overspray will be larger droplets they tend to fall, than float around.
